From 27 October 2025, Social Landlords must comply with the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 – “Awaab’s Law”. 

What are the obligations of Social Landlords, under the new law, and how do they differ from landlords’ existing obligations under s9A of the LTA 1985, relating to fitness for human habitation?
